Carlsbad-based real estate broker, Michael Gaddis, J.D., recently appeared on TV to discuss just how hot the real estate market is in San Diego County and what your real estate agent SHOULD be doing to earn their commission. During his appearance on “The American Dream” hosted by consumer advocate Craig Sewing, Michael Gaddis, J.D. mentioned that the real estate market is definitely a seller’s market provided that the home is priced right and marketed effectively. Michael Gaddis, J.D. pointed out that despite the stories where homes listed for sale are receiving 10+ offers within a few days of being listed, many more real estate listings are “expiring” and the culprit might not just be the fact that the home were overpriced. When a home does not sell or fails to attract showings the initial response of most real estate agents is that the home is priced too high (Michael Gaddis, J.D. points out that if the home is priced too high part of the blame falls on the shoulders of the listing agent who advised the seller on the listing price). However, the list price might not be the only problem. Listing agents need to have thorough marketing plans and not solely rely on the MLS and/or open houses to sell the property. There is so much more that can AND should be done to attact buyers. Sellers need to hold their real estate agents accountable and make them earn their commission. Sellers need to to make sure that any listing agent that they plan to hire to help them sell their home 1) has a comprehensive marketing plan that includes utilization of social media, SEO, internet advertisement and media such as radio and TV; 2) utilizes professional photography including aerial photos; 3) takes the time to thoroughly fill out all MLS data; 4) creates a descriptive narrative of your home; and 5) is not solely relying on archaic traditional methods of real estate marketing.
