Bressi Ranch Real Estate Update July 2013

The Bressi Ranch Real Estate market continues to heat up.  The continued lack of inventory combined with the surplus of buyers has caused a mini-housing boom.  Sellers desiring to sell their home are frequently delighted by the bidding war created by this “perfect storm” of colliding forces.  Add in the fact that Summer is traditionally the best time to sell a property and it is easy to see what a feeding frenzy the Bressi Ranch real estate market has become.  While Michael Gaddis focuses primarily on the Carlsbad, Encinitas, Oceanside and San Marcos areas, he provides real estate services for homeowners throughout San Diego, Riverside and Orange counties.  One listing in particular is interesting to note and really illustrates the state of the current real estate market.  The listing is located in Eastvale just north of Corona. The homeowner did not want a stampede of agents and buyers trouncing through her home so Michael Gaddis set up one day for showings.  Michael Gaddis had agents and interested buyers sign up for showing on a Saturday from 9:00 a.m. to 5:00 p.m.  The showing slots were set up in half hour increments to allow potential buyers and their agents enough time to thoroughly view the property.  So many people called to schedule appointments that, in the end, there were 3 appointments for every half hour time slot.  On the day of the showings agents without appointments were showing up to see the house but were turned away by the homeowner.  It was an insane day but a great one for the Seller. When all was said and done Michael Gaddis procured over 35 offers well over the asking price.  The Seller was delighted by the competition and the resulting bidding war.  The house in Eastvale illustrates the strength of the Seller in today’s real estate market.  If you are a Seller and have been considering selling your house now is definitely the time.

Bressi Ranch, like Eastvale, is a highly desired area which when properly marketed should bring in a healthy amount of offers.  Sandicor, the San Diego County Multiple Listing Service, does not have a lot of listings in active, pending or contingent status in Bressi Ranch.  The lack of competition definitely bodes well for Bressi Ranch Sellers.
